Perspektif Sosial Budaya dan Ekonomi : Analisis Permasalahan Pembangunan Perumahan Bersekala Besar di Lingkungan Perdesaan

Abstract


The development of the housing sector contributes significantly to economic growth and the improvement of people's welfare. However, in rural areas, large-scale housing development also poses complex challenges, such as gentrification, financialization, and population migration, which have an impact on changes in social structure, culture, and environmental conditions. The purpose of this research is to analyze the impact of large-scale housing development in Bajur Village from the socio-cultural and economic perspectives of the local community. The method used in this research is qualitative descriptive analysis which includes observation, in-depth interviews, and documentation. The results show that the change in land function from agriculture to settlements causes degradation of productive land, increased pressure on infrastructure, and disruption of local ecosystems. In social and cultural aspects, housing development creates new dynamics in the community, where the presence of migrants brings changes in lifestyles that are more individualistic and threatens traditional values such as mutual cooperation. The economic impact of this development also shows two opposing sides, opening up investment and employment opportunities, but also creating economic inequality, especially between indigenous people and migrants who reduce access to agricultural land. Therefore, sustainable and inclusive development planning is needed.
